House for sale in Santo Stefano Belbo, Piedmont

Historic Langhe Stone house located in a very quiet and sunny spot in the wonderful landscape above Santo Stefano Belbo. Nestled deep in the rolling hills and surrounded by vineyards, hazelnut groves and with several walnut trees on the site, this historic building project represents the very best of classic Piemontese architecture. While this is a total renovation project the main structure of the building is good. These old houses hardly never come up for sale anymore – so we are very excited about having this property for sale! In its current situation the house is app. 600 sq.mt. consisting of a series of buildings, barns, stables and storage buildings. There are two large cellars behind the building, dug into the clay, and which used to be water reservoirs for the owners’ vegetable garden and the young vines. However, we suggest demolishing carefully selected parts of the house, while of course retaining the oldest and most beautiful part of the house, (which is app. 250 – 300 sq.mt) partly because a property of 600 sq.mt. will be too big a house for most people but also to simplify the renovation and reduce renovation cost. Once renovated this house will be an absolutely stunning Piemontese farmhouse with exposed Langhe stone and with numerous classic features: a long and relatively narrow house, arched openings to the hayloft, freshwater springs, “Crotins” (caves dug out of the stone hard clay), wooden beams, arched ceilings, terracotta floors and open fireplaces. And the surrounding land which has total privacy is ideal for multiple private terraces, porticos to provide shade during the hot summer days, an outdoor kitchen with space for BBQ and a Pizza oven – and of course an amazing infinity swimming pool! This place simply has endless opportunities – and can be designed and build to your specification within app. 18 months. The property is located at a very small communal road but is access via a small private gravel road. Water and electricity are just outside the premises so very easy to bring onto the property. We have contacts to architects, geometras and a range of reliable and quality conscious craftsmen with expertise in renovating historic buildings such as this – and are of course ready to advise and support you though what will be a very exciting renovation project. Please contact us for a discussion of this great project and the potential cost of renovation.
